Columbus Home Prices Jump 4.3% to $387,000 Median in Q2
Median sale prices reached $387,000 between April and June as buyer demand held steady in several central neighborhoods.
How we reported this

Columbus single-family homes posted a 4.3 percent median price increase in the second quarter compared with the same three months in 2025, according to data compiled by the Central Ohio Multiple Listing Service.
The gain arrives as mortgage rates remain above 6 percent and inventory stays tight in established neighborhoods, pushing more buyers to consider properties farther from downtown. Local agents report that homes listed under $350,000 continue to attract multiple offers within the first week, while listings above $600,000 sit longer.
Sales activity picked up along East Livingston Avenue in German Village and on Summit Street near the Short North, where renovated two-story homes changed hands at an average of $465,000. The Columbus Board of Realtors noted that 312 properties closed in those two areas during the quarter, up 11 percent from the same period last year.
Citywide, the median sale price hit $387,000 for the April-to-June period, compared with $371,000 twelve months earlier. Days on market averaged 22, down from 28 in the second quarter of 2025, while the number of active listings rose only 6 percent to 4,180 homes.
Inventory and Buyer Patterns
Neighborhoods inside the 270 beltway absorbed most of the price growth. Bexley recorded a 5.1 percent year-over-year increase, with median prices reaching $512,000, while Clintonville saw a 3.8 percent rise to $348,000. Properties near the Ohio State University campus continued to draw investor interest, particularly three-bedroom houses on West Lane Avenue that sold above asking price in 12 days on average.
Buyers who secured pre-approvals before June reported fewer bidding wars than in the spring, though well-maintained homes with updated kitchens still drew quick contracts. The Central Ohio Multiple Listing Service flagged that cash offers accounted for 28 percent of closings, slightly above the 25 percent share recorded last year.
Market Outlook for Sellers and Buyers
Agents expect modest price growth to continue through the third quarter if interest rates do not climb further. Sellers planning to list before Labor Day are advised to complete minor repairs and price within 3 percent of recent comps to avoid extended market time. Buyers should review neighborhood-specific tax assessments and consider working with a local lender familiar with Columbus appraisal guidelines before making offers on properties near German Village or the Short North.
